The Adams Pragge House Policies

Welcome to Our Home!

We wish to provide you with a relaxing stay in Port Townsend. We sincerely hope you will enjoy staying with us and will do our best to accommodate you. Please keep in mind that this property is our home. House rules are established for the comfort, privacy and security of all guests, as well as your hosts. Thank you for your understanding and cooperation.

Accessibility & Comfort
The house is a historic building and is not ADA accessible. There are no ground-level suites and no elevators. Please review our Accessibility information prior to booking and call if you have additional inquiries. Guest comfort and safety are our top priority.

  • Accessibility:
  • Air Quality: Each suite is equipped with an air purifier for guest use in the event that smoke from wildfires reaches our area
  • Temperatures:
    • Cooling: The house does not have central air conditioning. We have installed ceiling fans in each guest suite and provide a portable air conditioner and window screens in summer months.
    • Heat: While the house does have a central furnace system, we primarily heat the rooms being used. Each guest suite is equipped with a propane fireplace that heats the space very well, and an additional electric space heater option for more fine-tuned temperatures. The dining room and parlor are heated during guest occupancy, but the hallway and foyer spaces we pass through do not have a heat source aside from ambient warmth from adjacent spaces. For your comfort, we recommend dressing in layers during colder months.

If you need something or there is a problem with your suite, please tell us so we can make your stay one you will remember fondly.

Breakfast & Parking Included

  • A gourmet, three-course breakfast is included. Service is in our Dining Room. The first course is served at 8:00 am.
  • Parking is free and off-street. One vehicle per suite, under 19 ft. only.

Cancellation & Change Policies

As a small, independent property, cancellations affect us significantly. You are expected to have reviewed our policies and gotten your questions answered prior to booking, to understand the policies that will govern any cancellation or change to your reservation, and to respect that our policies are firm. Special Offers are always non-refundable. Other refunds vary (see below). We strongly encourage all guests to acquire travel insurance or other trip protection to provide reimbursement options in the unlikely event you must cancel due to personal health issues, family emergencies, or other travel interruptions outside of the refundable window for your reservation.

  • Season-Specific Cancellation Policies
    • Off-Peak (Nov – May 14):
      • Full refund of deposits minus a $50 fee/room if canceled by 14 days before your scheduled arrival (by 4 pm). No refund for cancellations within 14 days of  arrival.
      • Cancellations within 48 hours of booking and also at least 7 days prior to arrival will receive a full refund minus a $50 cancellation fee/room.
    • Peak (May 15 – Oct, plus Thu – Mon the weekends of select festivals):
      • Full refund of deposits minus a $50 fee/room if canceled by 30 days before your scheduled arrival (by 4 pm). No refund for cancellations within 30 days of arrival.
      • Cancellations within 48 hours of booking and also at least 14 days prior to arrival will receive a full refund minus a $50 fee/room.
  • General Cancellation Policies
    • No credits/refunds for late arrivals, early departures, or no-shows.
    • The amount you are refunded will never be more than the amount you have actually paid as of the time you cancel. 
    • In the event of global pandemic or government-issued shut-down, we reserve the right to offer a credit voucher in place of a cash or credit refund. This credit voucher can be used for a future stay for up to 12 months from the original arrival date.
    • Reservation Date Changes within cancellation window: Changing the date of a reservation inside the cancellation window is a cancellation.
    • Reservations Booked through third parties / online travel agencies (i.e. not directly with us): Our best rates and most flexible cancellation policies are available when you book directly with us. Reservations booked through 3rd-party agencies are subject to the booking agency’s cancellation policy.
    • If cancelling part of a minimum-stay-required reservation means the remaining dates no longer conform to requirements, the entire stay will be cancelled and any dates retained on your reservation will be rebooked at their standard rates.
    • We will not engage in debates about our cancellation policies.
    • Non-Refundable Rate Option: Occasionally we offer a nonrefundable promotional rate at a discount from our standard rates. When available, these reservations are exclusive offers that require full prepayment at the time of booking and are both non-refundable and non cancellable. No modifications allowed.
    • Travel Insurance: See Travel Protection & Worry-Free Bookings section below.
  • How to Cancel Your Reservation
    • If you booked with us directly, the individual who booked the reservation should contact us by email. We will only accept cancellation requests made by the individual who booked the reservation and will not discuss the cancellation or any refund eligibility with other individuals.
    • If you booked using a third-party platform or agency (Booking.com, TripAdvisor, Expedia, etc.), you also must cancel via their platform and the cancellation policies detailed there apply to your reservation. The Adams Pragge House is not responsible for cancelling your reservation made via third parties on the third-party platform.

Check-In
4:00 – 6:00 pm (after 6:00 pm must be pre-arranged). Arrivals after Quiet Hours start at 10:00 pm are strongly discouraged. Because our small housekeeping staff needs the full time between reservations to prepare suites for the next guests, we are generally unable to accommodate requests for check-in before 4pm.

Check-Out
By 11:00 am. Late checkout requests will be considered upon prior request, are subject to determination based on hotel occupancy, and may incur additional charges at the owner’s discretion.

Children & Youth
Youth aged 13 years or older are welcome with an accompanying adult. We cannot accommodate children age 12 or younger.

Damages / Losses

  • Guests will be held liable for any damages to The Adams Pragge House premises or property. We will charge the guest card on file a minimum fee of $75 or greater to cover the replacement, repair, or cleaning costs due to the damages.
  • Guests are liable for any loss, damage, or personal injury they may cause or incur on-premises. 
  • To guard against loss, please keep the front door, your room door, and your car locked at all times. We cannot accept responsibility for your losses within the premises, on the property, or in the parking areas.

Eating & Drinking

  • Breakfast: Your reservation includes a gourmet, three-course breakfast, served in the dining room at 8:00 am.  Should you decide to skip breakfast, please tell us by 9:00 pm the night before. There will be no refund due to guests missing the scheduled meal time.
  • Dietary Needs: Please inform us in advance of allergies or special dietary needs, and we will do our best to accommodate them. 
  • Complimentary coffee and tea are always available in our Dining Room; drinking water in a sustainable glass server is available on the 2nd floor.
  • Please refrain from eating on or in the bed in your suite.
  • Dining Room Use: Our dining room is available for your meal use throughout the day. Please clean up after yourself and ensure it is free for breakfast service.
  • Kitchen Use: The kitchen is a private, regulated area. Guests may not enter.
  • Liquor Consumption: Should you wish to consume alcoholic beverages and any of the fine wines from our area during your stay, please do so responsibly. Glassware and corkscrew are available for your use, upon request.
  • Refrigerator: A small refrigerator where guests can store restaurant leftovers or small quantities of other items is located in the Dining Room. (If you need to have leftovers microwaved, please ask.)
  • Allergen Notice: While we strive to accommodate dietary needs carefully in preparing guest food, the property and kitchen are not fully allergen-free and cross-contamination may occur. Therefore, The Adams Pragge House may not be a suitable accommodation for individuals with severe dietary restrictions. Known allergens (representative examples: tree nuts and dairy products) are stored in closed containers when not in use. 

Events & Photo Shoots

  • Events and photo shoots have their own rates and policies and require a written contract signed prior to booking. To inquire about holding an event on our property, contact us before booking your lodging.
  • If an unauthorized event is found to be in progress or to have taken place, the remaining reservation will be terminated and you will be required to leave the premises immediately, with no refund. A violation fee of $500 – $2,000 (owners’ discretion) will also be charged to the card on file.

Gift Certificates

  • have no-expiration date
  • can be applied to the cost of lodging, only (not to taxes, fees, or other add-ons)
  • cannot be used for reservations booked through third party websites and travel agencies
  • are non-refundable and cannot be redeemed for cash
  • are delivered to recipients by email

Housekeeping Service, Towels & Essentials

  • Limited housekeeping service is provided during your stay. Staff will not enter suites to provide daily housekeeping. Should you require any attention or refreshed supplies in your room, please notify us.
  • Please help us preserve our white linens by using the black cloths provided to remove make-up or tanning products. Please ask if you need a larger, dark-colored towel.
  • Excessive staining due to hair dye, self-tanning, or other staining products is considered and charged as damages (see Damages). Guests are prohibited from dyeing their hair on the property.

Keys

  • Room keys must be returned upon check out. We will charge a $100 fee to the credit card on file for failure to return a key or for lost keys.
  • Front door security is managed via a personal access code that will be provided to you at check-in and may not be shared (see Safety & Security).

Minimum & Maximum Stay

  • April – October: 2-night minimum required, with higher or lower minimum requirements at owner discretion for select weekends, holidays, or events. Single-night options may be permitted when booked closer to arrival date or when room inventory does not permit a second night.
  • November – March: Our minimum-night requirement varies. We do require 2-night minimum bookings for weekends, holidays or special events, at the owner’s discretion. 
  • Maximum stay duration may not exceed 29 consecutive days.

Noise & Parties

  • As this house is shared with other guests and also is our home, please be considerate of noise levels within suites and in our public spaces.
  • Quiet Hours:  10 pm – 7 am. Excessive noise violations may result in eviction.
  • Parties are special events and are not allowed as part of your lodging reservation. If you wish to host an event on the property, it must be contracted prior to booking and will be subject to its own rules and rate schedule. Contact us prior to booking to discuss. If an unauthorized event is found to be in progress or to have taken place, the reservation will immediately be terminated with no refund, an additional unauthorized event fee of $2,000 will be charged to the credit card on file, and the registered guests must leave the premises immediately.

Occupancy

  • Room rates are based on double occupancy using 1 bed. In suites where a third guest is permitted (Olympia & Cascadia), there is a $35/night charge per extra guest. 
    • To comply with our lodging permit regulations, the maximum number of adults (18 or older) permitted to occupy a suite is 2. 
    • Youth ages 13 to 18 may be added at the time of reservation up to the limit posted for the unit being booked. 
  • Additional Bed: Only two suites (Olympia & Cascadia) can accommodate a temporary, single guest bed. The extra bed must be booked with your reservation (select under “Add to Your Stay”) or requested no fewer than 24 hours prior to arrival. An extra bed fee of $25 per room will be charged to your credit card on file.

Parking & Surrounding Roadways

  • Parking is complimentary on our property for one car (up to 19’) per guest suite. We cannot accommodate campers, trailers, boats, etc., on our property.
  • Street parking in our neighborhood is plentiful and free.
  • We’re located in a quiet and peaceful residential neighborhood. Please respect the speed limit (25 MPH on most roads, 20 MPH on edge-lane roads) and watch for pedestrians and deer.

Payment

  • Initial Deposit: 
    • All reservations must be guaranteed with a payment at the time of booking that is equal to or greater than 50% of your total booking amount.
    • When booking within the cancellation window for your stay (Off-Peak = 14 days before arrival; Peak = 30 days before arrival), payment in-full is due at time of booking.
    • If your reservation is made more than 6 months in advance, we may delay collection of the deposit until 6 months before your arrival date and only validate your credit card at the time of booking.
  • Remaining Payment: For any remaining balance owed, we will charge your card within your reservation’s cancellation period before  you arrive: Peak stays=30 days before arrival. Off-peak stays=14 days before arrival.
  • Late Bookings: Reservations made within the cancellation period for the dates of stay, must be prepaid in-full at the time of booking.
  • If your payment fails, you will have 24 hours to provide valid payment before we cancel your reservation.
  • Washington taxes apply.
  • The Adams Pragge House accepts all major credit cards. We do not accept cash, check, or other forms of payment.

Pets

  • No guest pets or emotional support animals are allowed with the exception of service animals that may be accommodated within our facilities (minimum $250 deep cleaning fee for any violation). 
  • For service animals, please contact us prior to making your reservation so we can best prepare for your comfortable stay. 
  • Notice, especially for guests with pet allergies: The owners’ family dog and bird live onsite. Although they are kept in private areas of the house, they are brought through public spaces when moving between the owners’ private rooms on the 3rd and 1st floors — generally when guests are not in public spaces. Out of an abundance of caution and to protect the dog from surprises or other situations that may make her uncomfortable, we keep the dog on leash and do not bring her out to meet guests. Our pets are prohibited from entering the kitchen according to our Public Health regulations and are not permitted in guest rooms.

Public Areas / Privacy

  • You are renting a private suite, not the entire house. 
  • Shared spaces include the 2nd-floor hallway, as well as the porch and the 1st-floor foyer, Parlor, and Dining Room. 
  • There is no restroom available for guest use on the 1st floor.
  • The owners live onsite in private spaces on the 3rd and 1st floors. Access to the 3rd floor and non-shared areas of the 1st floor is strictly prohibited. Guests who violate this policy will be asked to leave.

Privacy (data)
We respect your right to privacy. Any information you give us will be handled with care and security. Your payment transaction is secure, and your email address will never be shared.

Rates
Standard Rates are based on double occupancy using 1 bed, and apply whether occupancy will be 2 or 1. Additional fees apply for third guests or having a rollaway set up in your suite (see Occupancy). All rates are subject to change and vary by season, festivals, holidays, etc.

Safety & Security

  • The use of candles or any open flame is prohibited. 
  • Firearms are not permitted in The Adams Pragge House or on the property.
  • Do not give your room key to or share your access code with anyone other than registered guests in your party.
  • The front door must be kept closed and locked at all times. Do not prop it open. The locking mechanism automatically engages 2 minutes after being unlocked.
  • Keep your room and car locked.

Smoke-Free
All smoking (including vaping) is prohibited on the property ($250 fee will be charged to the guest card on file if evidence of smoking is found). 

  • Candles, incense, essential oils (diffusing, vaporizing, etc.), are prohibited and will be treated as smoking.

Travel Protection & Worry-Free Bookings
We strongly encourage guests to acquire travel protection to provide reimbursement options should you need to cancel outside of our policy’s allowable window for refund eligibility. Some credit card company’s also include trip protection as part of their account services. If you must cancel and have acquired travel insurance, we will cooperate fully with requests for documentation from your insurer. Please understand that regardless of your reason for cancelling, you remain responsible to The Adams Pragge House for the cost your reservation, according to our Cancellation Policies, should you need to cancel or change your reservation outside of our allowable window for refund eligibility. (See Cancellation & Change Policies.)

During the check-out process on our site, you will see Worry-Free Bookings as an option to purchase a reimbursable booking (subject to certain conditions, limits, and eligibility) at an increased price to a non-reimbursable booking. The increased price is embedded in the booking price. Worry-Free Bookings is a separate entity from The Adams Pragge House and from our booking engine, ResNexus. The Service is essentially an upgrade and not a contract of insurance; the reimbursement is conditional on certain circumstances which may be viewed on https://worryfreebookings.com/resnexus/. Please review the Worry-Free Bookings terms before purchasing. If you prefer to secure travel protection through other means and decline the Worry-Free Bookings offer, simply opt out before paying for your reservation.

Visitors

  • The Adams Pragge House is for the exclusive use of our registered guests only. With advance permission from the owners, visitors may be permitted on the property outside of Quiet Hours. No unregistered persons are allowed on the property during Quiet Hours. 
  • Unregistered persons have no right to remain on the property against the owners’ objection.
